Roof cleaning in Pennsylvania is really a bit of a science. We don't use any type of pressure to clean our roofs. We use the cleaners that are recommended by The Asphalt Roofing Manufacturers Association and ELK/GAF Shingles. The advantages to using the proper roof cleaning chemiclas are that you don't have to use pressure and you will kill ALL of the algae spores that are present on your roof. I'll go a little more in depth on each point.
Pressure should never be used on a roof. Even pressures as low as 500psi can be very damaging to your roof. If you were to look in your gutters right now, you would see quite a few roof granules laying in there. Those granules have come off as a result of everyday rain fall. If everyday rain fall can remove granules from your roof, imagine what a pressure washer will do to those same roof granules. Even companies using machines that only put our 500psi could potentionally be taking granules off of your asphalt shingles. 500psi is far more pressure than that of the rain fall that is hitting your roof. Keep that in mind when you are making your decision about what method is best to clean your roof.
Pressure will not kill all of the algae spores that are growing on the roof. The roof will still look clean when a high or low pressure cleaning method is used, but many algae spores will remain behind on the roof to quickly begin the regrowth process. Shingle granules are 3 dimensional. They are small balls that are glued with tar to your shingle mat. Pressure washing removes everything from the top areas of the shingle granules, but it cannot get into the underneath areas to fully remove the algae spores. Chemical cleaning, on the other hand, will kill the algae spores on every part of the shingle granules. Our cleaners cling to the shingles and stay in contact with the algae for a minimum of 30 minutes to ensure that all of those organisms are dead. By killing all of the roof algae, lichen and moss you ensure that the roof will stay clean for the longest amount of time possible. There is nothing left on the roof to begin the regrowth process. The algae will have to find it's way onto your roof from some other source which will take much longer. We also add an algaecide to our cleaner that will remain in an invisible film on your roof to make a hostile environment for the algae to grow back.
Winter will typically pose a bit of a problem when it comes to roof cleaning. Our company has a policy that the roof temperatures must make it into the 40's in order for us to clean your roof. When the temperature gets much below 40, the algae tends to become a little dormant and it will not absorb the cleaner the way it needs to in order for you to kill 100% of the algae. Temperatures dipping into the 20's with a high of 40 during the day will usually not allow the roof (especially the northern side) to get up to the temperature where we feel comfortable getting an effective cleaning. This winter has been a bit of a change from the last few. We have had some very mild temperatures and have been able to get quite a bit of roof cleaning and power washing done. In fact, we are going to work almost the entire week next week. We have had people on a waiting list and we are quickly working our way through that list. This safe, non pressure roof cleaning was performed in Downingtown Pennsylvania. Yes, the black streaks on the roof and the siding will be completely transformed when we are finished. My roof cleanings typically last 3 - 4 years depending on your location. The siding will typically be 1 - 2 years before you start to see the algae growing back again. I don't offer a warranty on the cleaning, but I can tell you that I have never had a roof cleaning last less than 2 years. I strive to make my customers completely satisfied so they will call me again when they need more cleaning
