We put in an omni patio. It is not perfect and would like to know if you ever fix patios that you did not put in?

Nice hearing from you.

I'm assuming when you say Fix, that the some of the pavers have sunk or are uneven, etc. The base is the Most Important aspect to a good Solid foundation for Omni-Stone pavers. If the pavers have shifted, sunk, etc. then the base was not installed properly. I don't know if you have a 2A Modified Base or a Concrete Base? Depending on how old the pavers are we could reuse them- Omni-Stone lasts a long time, I'm referring to the color or style being discontinued in case we need more pavers. This is the best info I can give you without seeing the patio.

Don't think Joe Blow Landscaping is being a nice guy with a bid $1,200.00 lower then his competitors. You think you're getting a bargain and saving money. NO..... You Are Not ~ That's a RED FLAG... Why ???? The Job Material basicly cost the same for all landscape contractors... the labor may vary slightly... The employees are not willing to take a pay cut, the price of gas is not going down, the truck payments and equipment payments are NOT going to be lowered, the insurance companies are not going to lower their premiums, etc. etc. etc. In Short- every legitimate business has an overhead. There are no discounts on that.

~~~ NOW LETS DO THE MATH: ~~ IF THE MATERIAL COSTS ARE ABOUT THE SAME... ETC. Then Joe Blow Landscaping is having his company lose money to Enhance Your Property Value! ~ NOT LIKELY~ Therefore, the only thing that can be Sacrificed is the QUALITY OF YOUR JOB. ~ CORNERS Must be Cut ~ WORKMANSHIP will be poor
~ Time is Money ~ He UnderBid the Job to Get It ....now he has to get in and out QUICKLY TO MAKE ANY MONEY AND MOVE ON TO THE NEXT JOB OR VICTIM~

Maybe he's not a Legal Business, does he Specialize in this type of work, does he have insurance (Liability Insurance & Workman's Comp. Ins.) Does he have good Credentials, is he a Member of the BBB... how Long has he been in Business.....are there any Complaints against him,....does he have Job References.... will he be there if a problem arises with the job, ETC> ETC> ???????????
(If you're hiring an Independent-- a person who poses as a business, not registered as a business, not legal ~~~works on a cash basis and offers you a great deal for paying cash for the job (or make the check out to the individuals name)....works for himself...has no insurance (including Workman's Compensation)... if one of his workers gets hurt on your property, You ~ the homeowner could be held Responsible for the injury and be sued.) Also with paying cash, they are not going to give you a written contract or receipt. If a problem arises, how are you going to get them to handle it. You're NOT...you have nothing in writing to prove they did the job in the first place. So much for paying cash with no contract. You might get a contract- but ----Be Aware that in this Computer World we live in. Anyone can make a contract look professional.

~~~ BUYER BEWARE! ~~~

A WORD ON INSURANCE: Most people think that because a business has liability insurance they are protected. The only protection ANY business insurance company will cover is damages caused by the workmanship.. THE WORKMANSHIP IN ITSELF IS NOT COVERED BY ANY INSURANCE COMPANY. If the contractor doesn't install your wall, etc. properly, the insurance company won't force the contractor to do it right, -----nor cover the repairs, tear down or rebuilding of the wall or whatever your project is.

** WHY PAY THE LOWEST BID NOW TO REDO LATER?
**** Why Pay TWICE or more for the Same Job? ~~~~~ SEE THE BLOG FOR FYI

I can't tell you how many customers call here needing us to take down a brand new wall (or redo Omni-Stone) that was NOT constructed properly.and rebuild it. The first question I ask is
" Was the contractor the Lowest Bid ".. and the answer is always the same "Yes". I also hear... "I've called the contractor numerous times and he Doesn't return my Calls". I feel for the customer in this situation, they are frantic... now they have to pay again to have a new wall torn down and re-built at their expense. Only this time, it's going to cost more. For we have to carefully disassemble the wall, stack the stone to re-use for the new wall... First we have to do a new footer.. We don't know if the first one was done properly. There's more manual labor involved now then before. Now the Wall cost More then Double. So the $1,200.00 the customer thought he saved on the initial wall job turns into A VERY EXPENSIVE WALL PROJECT. A Nightmare! It's sad to say the least....... ~~~ BUYER BEWARE! ~~~

~~~~ PLEASE! When comparing bids, please compare Jobs and not Prices. You could have 10 contractors bid the SAME job and each contractor could be bidding the job with different dimensions, style, straight wall, step down wall, radius wall, 2 tier wall, Omni-Stone w/ 2A Base or Omni-Stone with a Concrete Base, etc. etc. etc. Each of the above makes a difference in the price.

A Word of Advice... if you're going to have several contractors give you a bid, please make sure we are all bidding the wall (for example) with the same dimensions (length x height), style, radius, etc. Then you can compare prices. Any other way as mentioned above is not fair to the contractors or you. Also make sure the contractor is backfilling the wall with gravel and not dirt from the digout.< That's one way to cut corners...and lower the bid. And ALL walls should have a drain installed behind the wall. The wall needs proper drainage. A note on Concrete Bids-- One way some contractors lower their concrete bid is to give you less concrete. We do 5 inches (depth) of concrete in our driveways...some will give you 2 1/2 to 3 inches. (Not deep enough the concrete will crack. <<Another way to cut corners and lower the bid. Make sure they are using a 4000 lbs PSI mix with fiber and not a 3,000 or 2,500 lb. mix. Get everything in writing to protect you. A Reputable contractor will have all this info on your proposal / contract.

Borrasso Landscaping gives the customer a detailed drawing of the job with dimensions and a proposal detailing the job. Please, Make sure you get a drawing from other contractors and compare for EX: the length of the wall, height of the wall, whether it's a step down wall, a radius wall, a tiered wall, etc. Is there a drain going behind the wall???? These details affect the price of the project. (Naturally, a 2 ft high wall is less expensive then then a 3 ft. high wall. There's more material and labor in the 3 ft. high wall.) I hope this info was helpful to you. ~ BE CAREFUL, BE AWARE ~
