After living in the Roosevelt for almost three years they never fixed anything in the apartment. When it came to property damages from THEIR building they refused to pay up. Ryan and his brother have a bunch of slugs working for them that walk around the place like they own it but do nothing. If your looking at renting do so from Hanna properties not these scums.

I rented a studio apartment on Oxford Street from Howe Deveopment from 2011-2012 and they were the worst landlords I've ever had. My heat did not turn on until December 28th despite calling and calling, only to ever get voice mail - and my calls were never returned. There was a complete mice infestation which was never taken care of. I understand that mice get in old buildings especially as the weather gets colder, but they were literally living in my oven and I would watch them chew holes in the walls. Again, I called all the time, but mysteriously they never got the message. I always paid my rent on time, I was a quiet tenant...I'm not quite sure why they were so horrible. I would STRONGLY recommend finding a different landlord than those at Howe Development.

These guys are terrible, they over promise and over charge everytime and you simply can not trust a word they say. Their properties are in terrible condition and have even worst people hanging out around them. I rented from them for a year and could not wait to get out by the end of the first month. Very unsafe apartments for all ages! There are much better apartments in rochester then these, although they will lead to you to believe there are not. Homeless people use their buildings for protection and drug use, there are a number of residents whom belong in a mental institute, and simply put these landlords are irresponsible and too young and unexperienced to deal with these properties. Ryan (one of the owners) is a liar and will promise you everything and not stand by his word. When you approach Todd (the other owner) he will tell you that it is not his repsonsibility and to contact Ryan, which then they will avoid your phone calls. Simply put do not give these guys your $$$!

I have never had such horrible landlords. They over charge for small apartments they do not maintain. The laundry never worked and heat rarely came on. I would not recommend them nor would i ever do business with them again.

It took them 2 months to fix my cracked window in the middle of the winter. The heat never turned on. Also charged me $400 for a carpet they did not fix before the next tenant moved in. They moved the next tenant in before I was fully out of the apartment and never told me. I found out by them leaving me a rude message saying i left the place a mess and that they would be charging me for clean up that they went in and did without getting my consent. I was paid up until the end of the month and they moved the next tenant in a week before the first. Do not do business with them They are the worst.

really just horrible landlords. Dont ever fix anything and will take you for granted. Honestly, don't rent from them, their properties are in shambles and they throw on a fresh coat of paint and say they fixed everything. Closer to slumlords than respectable individuals. Dont give them your money.
