The sad truth of the matter is that, well, they are horrible. They give you a chance to fix up their properties but don't know how to fix the things they are responsible for. You will wait an ungodly amount of time to have your home's issues addressed, but they will yell at you and treat you like your an idiot if you keep calling to find out when they will get their anuses out to get your heat fixed, water leaks fixed, ROOF fixed. They do not have anyone who knows how to fix these items the way they are supposed to be and when you tell them that you still have the same problem, they tell you that you are wasting their time, they have already sent someone out and fixed the issue. You have to threaten the city and a law suit to get anything accomplished. I was in the office when a lady came in and was in tears because she has been without heat for three years and can't afford to pay to stay anywhere else during this winter. They shouldn't have had to pay to stay anywhere else, period!

Read the rent to own part of the property agreement. It says that if you decide to sell the house, you must first offer it back to them at the same price you paid for it, regardless of how much money you put into it. Check out the interest rate... my contract is locked in at 12.9 percent... which is way above the market. Maintenance? What maintenance? When they do show up the workmanship is shoddy. I had to wait three months for them to replace my hot water heater and to secure the windows that were broken when I moved in... in the dead of winter. With the company, always get everything in writing. My attorney called the owner, Brent, "a slumlord". I am suing them right now for breach of contract. Don't trust them! They're good with making tenants pay rent and getting rid of ones who don't. They're bad at getting units cleaned out when someone moves out so it is best to have that done yourself.
