Insurance Inspections

Four Point Inspection: typically performed at the request of the insurance company to determine the age and condition of the four major systems in the home. This includes the roof, heating & air conditioning, electrical and plumbing systems. Citizens Roof Condition Certification Form: This is currently only being required by Citizens Insurance of Florida. They usually require this inspection to be done on homes older than 25 years when it is unknown when the last roof replacement was done.

Wind Mitigation

To potentially save thousands of dollars on your home owners insurance you need to have a Wind Mitigation Inspection preformed by a licensed and state certified architect, engineer or building contractor. Our primary goal is to educate our clients on the benefits of wind mitigating features that may be applied to their home, as well as save them a substantial amount of money on their homeowners insurance. These are both things we do every day in the Tampa Bay Area. In 2007 the Florida Legislature approved an amendment to §627.0629 (1) which stated “A rate filing for residential property insurance must include actuarially reasonable discounts, credits, or other rate differentials, or appropriate reductions in deductibles, for properties on which fixtures or construction techniques demonstrated to reduce the amount of loss in a windstorm have been installed or implemented.”

Home Inspection

Our home inspection process starts with a two to four hour visit to the home you are interested in buying or selling. During this time we look at all aspects of the home to determine what condition each of its features are in. We will then provide you with an accurate and unbiased assessment of the property. This will come in the form of a 30 to 40 page report with pictures and descriptions of any areas which are below good in condition. This report is made up of 15 sections, including kitchen, bathrooms, heat/AC, electrical, roof, exterior areas and more. Within these 15 sections there are over 200 individual items which we evaluate thoroughly. If you are present during the inspection we can walk you through and point out any major findings and answer any questions you may have. Education and experience is our best tool and it is our duty to relay that information to you the client, in a clear and detailed way so that you may make an informed decision.
