While a renter would not have the authority to contact the mortgage company directly, he or she could look the public record on the property. If the owner is in default (behind on the mortgage), most states require that the mortgage company record a notice of such default with the registry of deeds. However, different states have different requirements on how serious the default has to be before such notice is recorded, so an owner could be behind but there may not be a notice. Hope this helps.
