upcharges and failed inspection

Your service installed a water heater in my home last year. Upon inspection I had to have the flexible yellow gas pipe replaced because your installer insisted on using the flex pipe when a black pipe is code. I was charged $30 extra dollars, not discussed prior to his arrival for this small piece of plastic. It now cost me another $150 to have a reputable install the gas line properly. I questioned this and was told this is standard procedure by the installer. I will not be contacting AB May for any future service. Have your installers do the job right to start with and quit wasting customers time and money.... more

Full Residential Appraisal

A full residential appraisal involves the appraiser coming out to the property being appraised, measuring the improvements (house, deck, pool, barns, etc), taking photos of the improvements, and walking through the building(s). The appraiser is collecting data such as the square footage of the house, the type of roof, the age of the furnace, the number of fireplaces, etc. The inspection process usually takes 30-45 minutes. After the inspection, the appraiser researches other homes that have sold recently in the subject's neighborhood. The appraiser analyzes the homes that are most similar in location, age, size, style, utility, condition, and appeal. A report is then prepared detailing the specifics of the subject, and the other sales. Adjustments are made to the comparables, and the appraiser concludes with an opinion of value. The entire job usually takes 6-10 hours, depending on many factors. The report is usually given to the client 2-3 days after the inspection is complete. Typical fee is $350.

Final Inspection

A Final Inspection is performed when there was a requirement to an appraisal, such as a new house needing to be finished, or a house that needed to be painted. The appraiser drives back out to the property and re-inspects the property to make sure the job has been completed according to the requirements set out in the appraisal. Typical fee is $75, but could be more due to mileage, or other factors.
