Real estate sure can be feast or famine. I doubt there is any sure thing that can be shared here to solve that problem.
My office does a lot of property management (which requires a real estate license in California). Having a base of property management clients allows for a small but steady stream of income that I can count on month after month.
Property management also creates a steady stream of renters who may some day become buyers and owners who may some day become sellers.
In the end we do not do property management for the fun of doing property management, but for the potential of sales.
