I could suggest using private money, but the strings they place on the terms are harsh and the rate is normally over 12%. Maybe your best solution is to sell the property. This would equal out to a cost of less than 8% between the RE commissions and seller closing expenses. The cost of a private mortgage will have 2% - 4% mortgage fee to private investor, ($100,000 loan = $4,000.) then of course your normal closing costs for title, doc stamps, recording, appraisal, etc. Then you will still be saddled with a mortgage rate in the best case 12%. You can financially rebound quicker by eliminating the debts and continue to leave the credit cards open that you can save, only using them for small charges every couple months to show activity. You credit score will heal with postive credit card reportings and you can purchase a home after the dust settles. I hope this was helpful..
