Is foreclosure investing a good investment approach for a novice?

What should one consider when choosing to invest in a foreclosed property? Are there risks in purchasing a home at auction? Is it best to hire an attorney to act on your behalf?

The Justice Team-Exit Triple E Realty image Answered by The Justice Team-Exit Triple E Realty

Foreclosures are a great investment opportunity. You will still need the help of a good agent to guide you through the process. They should be knowledgable with the foreclosure process. Some foreclosures are sold as is, while others may not be. A good agent can pull tax maps and comparables to let you know if you are getting a good marketable property.
An agent still can explain how the auction process works and be with you as support during the auction. Auctions usually explain all rules before the auction starts. There is usually a buyers premium on top of what you bid, but not always. Again a good agent can pull comps and tax records for you about the property of interest.
An agent is paid by the seller of the property, so don't be afraid to find one that you can communicate with easily. And in our area, an auction company will work with agents, usually a 2% fee will be paid by the auction company to the agent. Again, nothing for you to pay.
This is the way it works here in TN. So find yourself a good agent to work with, in the area that you want to invest in and get started. Wishing you well in your venture.
Now if your area of interest happens to be in TN please give us a call for good reliable service.

Complete Failure

F & W Properties is a horrible company that takes advantage of people with low income. The crime in the building is unbearable. Gang members and drug dealers congregate in the parking lot, threaten residents, and fight nonstop. The police are at the building constantly and residents have made complaints resulting in nothing being done. They allow known criminals to live with people without being on the lease. It's a matter of time before someone dies. DO NOT RENT FROM THIS COMPANY! Your safety could be in jeopardy.... more

Poor customer service

This place is a joke. The case workers are rude. I don't know how they can keep their jobs. They treat people like dirt. I met my spend down for Octoberb 2010 and I went through hell to get it approved. Then they forgot to activate it and I have been trying for 3 weeks to get in touch with my case manager T. Thornton to call me back. I have also tried to reach Sandra Langston, the supervisor and she does not return phone calls. This is not accetable.... more

Public Relations

I do much agee with the other folks who are complaining about how the employees at The Franklin County Job & Family Services treat recipiants in general. Some how gives me the impression that we are less than human beings and have no feelings at all.If there wasn't any unfortunate people in the world who needed help. Then they wouldn't have a job.I really believe they have forgotten about that..I hope and pray that they wont fall down on hard times,.Only then they can get a taste of their own medicine.
