What are the Procedures for a Real Estate Inspection of a Home?

What should one expect when an inspector comes to a home?

Northeast Water Wells Incorporated image Answered by Northeast Water Wells Incorporated
If the home is serviced by a well buyers should be aware of the following
"What does a Real Estate Inspection and flow test involve?"
Our qualified technicians will be performing a full system inspection, a tank inspection, a pressure check, an examination of the pressure switch and/or constant pressure drive unit, a performance check of the pump and they will also be checking the integrity of the well seal. If the residence has water filtration this will also be analyzed. Northeast Water Wells will provide a detailed write up of the results and/or recommendations for the well and pumping system via email or fax within 24 hours of completion of the test. Detailed proposals can be made for any system maintenance or repairs that need to be performed. When the technician is performing the system flow analysis several factors are taken into consideration, such as the actual flow output and how the static(water) level in the well is reacting to the system being run. If the flow or the water level is dropping down too quickly then this could indicate a water flow issue. Our technicians are looking for the flow and the static level to stabilize, thus giving an accurate indication as to what the well is outputting and also what it is capable of in terms of performance. Ideally for residential use a flow of 5 GPM or greater is standard however the well's storage, capacity and depth also can be taken into the consideration when determining if the system is adequate.
What water quality tests are available for my real estate transfer ?

Extensive Tests for the following: total coliform, calcium, copper, iron, magnesium, manganese, potassium, sodium, alkalinity, ammonia, chloride, chlorine, color, conductivity, hardness, nitrates/ nitrites, ph, odor, sulfates, turbidity, sediment, lead, arsenic, fluoride in addition it also tests for the volatile organic scan : p-dichlorobenzene, 0 -dichlorobenzene, styrene, benzene, trichloroethylene, trans-1, 2 Dichloroethylene, tetrachloroethylene, Carbon tetracholoride, 1,1,1-Trichloroethane, cis -1, 2 Dichloroethylene, toluene, 1,1- Dichloroethylene, vinyl chloride, 1,2- Dichloropropane, xylenes, 1,2- dichloroethane, monochlorobenzene, ethylbenzene+ Radon in the water.

Understanding your water quality report
"There were contaminants found on my water quality report. What do they mean?" The EPA has a informative web page www.epa.gov which will help you understand how these contaminants or minerals could affect your family's health and well being. Upon request filtration proposals can be made to remediate any/all levels found.
Understanding my water Quantity Report
"The well at the property I'm considering was deemed as inadequate or insufficient. What are my options?" In regards to insufficient well flow their are several options that can be taken into consideration such as: hydro-fracture (the process in which water is blown into the well in high volumes under considerable pressure in an effort to open new veins of water into the well www.wellguy.com/Hydrofrac1.html ), well deepening( this is a consideration where the original well depth is over 300 ft and the current location is accessible with drilling equipment), and then finally if deepening and hydro-fracture are not an option a new well should be considered.
What type of Maintenance is involved with an artesian water well system?
Northeast Water Wells Inc and www.wellowner.org recommend performing routine inspections yearly. For more information please refer to www.wellguy.com/WellMaintenance.html for more information. It is also important to keep up with routine water quality testing. For more information regarding routine water quality testing please refer to www.wellguy.com/Analysis.html .
What is the typical life expectancy of the pumping and tank systems?
It is said that the typical life span of pumping systems and tanks are typically 7-15 years. We have, however, pulled out 30 year old pumps! The actual life span of the pump will vary depending on water quality, well conditions, usage and reliability of main source of power. Frequent power surges and unreliable power can greatly decrease the system's longevity.

Brian Baird feels that work should not be promoted for people on TANF, do you feel the same?

Thousands of families in Washington are on TANF, do you feel that Brian Baird has the right idea by voting no on promoting work for these people using the program?

Island Indoor Air Quality Consultant image Answered by Island Indoor Air Quality Consultant

I don't beleive this web-site should be used as a political stage.

First, if someone needs my help and knowledge, I will do my best to help. If TANF needs me, I will do my job. I don't think anyone should work or live in a toxic environment.
We need to grow small businesses not stifel them with taxes and regulations that are unreasonable. Govenment needs to get their hands out of our pockets so we have a chance at growing, not focusing on downsizing!
Promote good businesses and bypass bad ones. People talk, we know who is doing what in our towns. Good ones stay and bad ond move.
Many folks are hurting, if promoting work for them is a bad thing, and living off the people that have jobs a good thing, what happens when they run out of money? It's a confusing question to those who feel entitled, and if someone on TANF is willing to work, why not help them find it!
