About MLS
When buying or selling a home, your real estate agent will refer to the term MLS. MLS stands for multiple listing services, which are used worldwide. Real estate agents use this system to share information about properties. The system will list properties that are to be sold and will include information on the home about pricing, square footage, pictures of the home and location.
History of MLS
In the 1800's sharing information was not as easy as it was today. Real estate agents would schedule meetings with other agents to discuss their buyers and sellers needs. Agents would make agreements with other agents to buy and sell each other's homes. MLS was first formed at this time, with the ideology of organized real estate buying and selling.
Throughout the years, the system has become widely recognized over the world. The MLS not only gives the agents a comprehensive way to buy and sell home, however the system has given agents a contractual way to earn commission when buying and selling homes. The internal system allows brokers to view and negotiate commission rates when the home is sold.
MLS Benefits
The MLS system is an organized system that benefits brokers, however it provides benefits to buyers and sellers as well. Buyers can view homes online, which can save time and money for the realtor and the buyer. Realtor websites list homes that are available through MLS listings. The realtor websites will give the price of the home, square footage and often times have a detailed virtual tour. The virtual tour allows the buyer to view the home as they would if they were walking through it.
The benefits that the MLS listing system has for sellers is that the system helps market the home. If a buyer is in California and is looking for a home in Illinois, the real estate agent can direct the buyer to homes available through the MLS listing system. The buyer can view the home online to see what is available.
