Building Regulations for Garage Conversion
Prior to converting a garage, check with local authorities about any building codes and regulations. The conversion of a garage can have minimal to drastic changes to the structure of a home. The dimensions of the home have to be recorded through the county and state for accurate property appraisals and other factors.
Foundations
When changes are made to a structure, sometimes the foundation has to be added on, and there are times when pre-existing foundation has to be torn down. Local government authorities may or may not permit the extension of an existing garage. The requirements can differ from state to state. Some states allow for add-ons to the existing structure, rather than a totally new structure.
Flooring
Flooring changes can be subtler and will not require much restriction, unless the level of the floor is being changed. The homes’ safety must be measured; the permit is required for some changes because the safety is considered a requirement, in some cases, not a choice. Changes in the flooring should remain stable to protect against flooding and other water damages. Mold can be caused through flooring if the proper material failed to be used; damp proof material is generally installed in flooring.
Walls and Roofing
Garage walls are thinner than the other portions of a home. Wall inspections should be completed to check for the stability of the structure. Insulation should be used to protect the walls, as well as the roof; this helps to protect the home from the outside climate and other elements. The windows and doors are also important, and will have to meet requirements according to your county or state. The weather condition of a state can determine the required method of roofing and wall options.
Ventilation and Fire Codes
Ventilation will typically be inspected. The amount of ventilation can depend on the size of the garage and the amenities that are included. If there is a kitchen or a bathroom in the garage, you will likely need more ventilation. All fire code regulations will require that a fire escape exit be built on new structures.
