When renting out a property that you own, a few simple guidelines will ensure your success and continued prosperity from your investment.  With so many rental properties available for renters to choose from, having a maintenance checklist handy will help draw renters to your property. Proper upkeep of maintenance will show potential and current renters you care about the property and their needs.

  • Follow all city and state zoning and code regulations on all of your properties.

  • Ensure your electrical wiring is up to safety code standards.

  • Plumbing is installed and maintained according to code.

  • All areas of the building are clean and pest-free.

  • There are no peeling or chipped paint on both the interior and exterior of the property.

  • All doors must be in good repair and properly lock.

  • Properties must be handicap accessible, with proper ramps and wide doorways for wheelchair access.

  • The required number of smoke and carbon monoxide alarms are present.

  • Outdoor public areas are free of snow and ice, grass is maintained and sidewalks are in good repair.

  • Windows are free of cracks and kept clean in public areas.

  • Common areas such as hallways and laundry facilities are kept clean and the floors and walls in good repair.

  • Timely response to all resident concerns.

  • Fire escape routes are kept clear and are also clearly marked.

  • Always speak with tenants in a professional, friendly manner, as word of mouth advertising can go a long way.
