Cleaning and Sealing Patios and Porches

Changing weather conditions can lead to crumbling brick and concrete. Excess dirt can be hard to clean and can gouge and scratch the surface. Regular cleaning and sealing it every few years can prevent this damage and keep your patio or porch looking great for a long time.

Cleaning and sealing your patio or porch is an easy way to keep this outdoor space looking terrific for a long time. When you seal your concrete or brick porch you'll make it easier on yourself when it comes to cleaning.

Preparing the Porch Area

Before you can seal the patio or porch area you need to make sure it's clean and dry. If the porch isn't damaged or crumbling you can use a pressure washer or a garden hose with a high power spray attachment. This will remove most of the dirt and debris. Anything that isn't removed this way can be scrubbed with a nylon scrub brush and dish detergent. Rinse the patio or porch completely to remove all of the detergent. Allow the porch to dry completely before you begin the sealing process.

Sealing Process

Sealing a porch will be similar to painting one. You want to find a product that will absorb into the porch quickly and offer protection from both dirt and weather. Water based sealants are easiest to use. Finding a sealing product that is specific to the type of porch will also be important. Sealants made for brick and concrete will be much different than sealants made for wood patios and decks.

You'll need to pour the sealant into a disposable paint tray. Use a roller brush to spread the sealant over the patio area completely; you don't want to saturate the area. An even layer of sealant will suffice. Most sealants will need at least 2 hours to dry. Some need closer to 24 hours. Be sure you are applying this on a day with clear weather. Once the first coat dries some products suggest a second coat. You should stay off the area until the product has dried entirely.
