How A Condo Association Works
A well run condo association is necessary to help the condominium complex run efficiently. Without a condo association, condominium owners would find many common elements within the condominium property complex rundown or not being maintained in a good working order.
What is a Condo Association for?
A condo association is a necessity for a group of condominium owners. Although each condominium owner is responsible for the upkeep of their own property, there are many common areas on the property grounds which must be cared for as well. The condo association is there to administer those areas of the property in regards to its maintenance and make any repairs that may be needed. In order to fulfill this function, the condo association collects money from the condominium property owners in a sufficient amount to make sure that the general premises of the condo property are well-maintained.
How are Condo Association Fees Assessed and Collected?
Condominium owners will receive a separate bill for their condominium Association fee that is separate from their monthly mortgage. This money helps pay for utilities to the common areas, such as lighting for the walkways and water for landscaping the grounds. This fee is also used to maintain the exterior of condo units. Because condominiums are “paint in” units (meaning the condo owner only owns the spaces between the painted surface of the interior walls), the association fees are also directed towards the condo building as a whole, and may be used towards exterior paint, roof repairs, sidewalk maintenance and landscaping.
