- Make a list of the features in your home that make it unique or that you believe to be marketable. Such things as a double lot, jacuzzi tub, finished basement, large bedrooms, upgraded kitchen or bath, or anything that is new and recently remodeled would be a great selling point.
- You should also consider the location of your home, and in what ways this location can help you in your marketing strategies. Location is one of the biggest things considered by a potential buyer. List things such as public transportation that is nearby to market to the working class. You should also list any nearby children’s attractions or sporting events. Families that are looking to purchase a home will want a home within close proximity of activities that are family friendly.
- Include photos with your ad. Never list pictures of any empty home. Research shows that buyers will usually choose a home that is properly staged because they can imagine themselves living there. Include as many photos as you can in your listings, photos will help draw people in and make them want to see more.
- Make flyers that market your home's best features; include pictures in your flyers so any potential buyers can see these great features. Distribute these flyers in creative ways. Ask local businesses if you can leave some there for people to take. They also sell a yard stake that holds flyers that you can put in the front yard. This way anyone that is driving by can easily find out more about your home.
- Enlist friends and family in your marketing. Have them take some flyers to work with them, or ask them to pass the word around when someone is looking for a home to by. If all of your friends and family are referring your home to their friends and co-workers you will have a better chance of finding a buyer to purchase your home.
