How to Stage a Home for Sale

Perhaps you are ready to sell your home, or maybe you have had it on the market for some time, but no offers. You might live in a great area and your home may be in good shape but still not selling. One of the biggest mistakes homeowners can make when selling their home is not staging the home to sell, which is actually very important in today's real estate market.



  1. De-clutter your home. One of the
    biggest turn-offs to potential home buyers is to walk through your
    home and see your stuff everywhere. They cannot see the space
    through all your clutter. Perhaps you have a formal dining area but are using it currently as your office and is very messy. A
    home buyer cannot see that it is a formal dining area (which is a
    good selling feature), and all they see is a giant pile of work.




  2. De-personalize your home. It is
    crucial that you take pictures of your family off the wall and
    remove anything else clearly for you and your family.
    Keep in mind you want the buyer to picture their family in your living
    space, not all your personal items. The home needs to
    be neutral in every way before you show it.




  3. Check out your floors. Do you have
    carpets that are filthy? To a potential home buyer that tells them
    they have to put in work and money right when they move in. Consider having
    the carpets professionally cleaned if they can be salvaged.




  4. Look at the colors of paint you
    have throughout your home. This is an inexpensive and quick fix.  If you have loud colors this can put buyers off. Paint with neutral colors, but do not go for completely white walls since this
    is not what most homeowners want these days.




  5. Clean your home from top to
    bottom. The house should be so clean that it is something the buyer
    notices as soon as they walk in.




  6. Place flowers in small vases
    of various colors around your home to help make various features pop, such as a fireplace or built-in shelves, for example.




  7. Make sure the bedrooms have beds made with crisp linen and open the curtains to allow light to come in. Buyers like to see homes that have lots of
    natural lighting. Put candles in glass jars in your bathroom that
    will accentuate the bathroom colors.




  8. Take everything off your
    counters. If you have stuff all over your counters, it gives the impression there is no counter space. The main ways of
    staging your home is declutter, de-personalize, and every
    room is staged with furniture that fits the room.
    Your dining room needs to have a matching dining room set, your
    bedrooms need beds and nightstands.
