How to Start Investing in Rental Properties

Investing in rental properties is a great way to earn residual income. In addition to the income generation, there are also tax benefits associated with owning investment property. It is a good idea to do some research on the real estate market before getting started.

  • Do research. There are plenty of books that have been written by those who have obtained great success from real estate investing. There are also seminars and workshops that you can attend. Gather as much knowledge as possible and learn from the mistakes of others.

  • Talk with another investor. Speaking with another person that invests in rental properties is a great way to learn more about it. Ask the person questions like how they got started, how funding was obtained and what pitfalls to avoid.

  • Begin looking for properties. Check the local newspaper for rental properties. The best time to do this is on Sunday when the real estate section is usually the largest.

  • Decide the type of rental property to invest in. Many think that apartments, condos, town homes and bungalows are the only types of real estate investments, but commercial properties such as offices, shops and even commercial land are viable options as well.

  • Contact the Land Commissioner's office. This office publishes a quarterly list of individuals that are delinquent on property taxes. The book is free and gives a  description of the land as well as the location. Many investors utilize this tool to find properties.

  • Choose the location wisely. Location plays a vital part in real estate investing because it determines how much equity can be built in the property. The goal is to have the rental property appreciate in value over the duration of the mortgage.
