How to Start Parking Garages

Parking garages are an excellent way to make money out of a virtually empty space. These garages are excellent business opportunity due in part to their low ongoing maintenance cost, their long lifespan of earning potential for their owners and minimal manpower and support needed.

  1. Find the perfect location for your parking garage. Its best to find an existing structure that you can easily buy and restore. It is more difficult to build a parking garage that you will construct entirely from scratch.

  2. Think about the parking garage as real estate. We are all aware that with real estate the most important concept to remember is location. Having a large, multi-level garage that is located in an area where there is a low need for parking facilities is a waste of your time and money. However, having a structure in the heart of downtown with an overflow of customers will require you to deal out more money come rent time. Find a middle ground of the two, an up-and-coming area where traffic and on-street parking regulations are increasing.

  3. Get insurance for your parking garage. You will need at the very minimum limited liability insurance for any damages or injuries that are caused by the structure or any of your employees. Consulting a lawyer when completing this step is most helpful.

  4. Install a closed-circuit security system. This will allow your customers to feel comfortable with leaving their cars there. Keep the garaged monitored by security personnel frequently as well.
