How to Stop a Dormer Leak
Dormers are a good way to expand an area in a room with a steep and sloped roof. However, the downside is that dormers can develop leaks, which can damage the inside walls unless they are repaired. Fixing a dormer requires basic carpentry skills and tools.
Supplies
- Ladder
- Metal shears
- Shingles
- Flashing
- Roof Cement
- Caulking gun
- Caulking
- Utility knife
- Putty knife
- Garden Hose
- Use a ladder to access the area with the dormer. Make sure the ladder is secure on even footing before climbing up the roof.
- Look at the overall dormer roof to see if any damage is visibly apparent. Examine the caulking around the dormer to make sure it has not pulled away from the roof. Check the visible part of the flashing to make sure it is secure and not damaged.
- Remove the existing caulking around the dormer.
- Lift the shingles and remove the old ones with a utility knife to access the flashing beneath.
- Cut the flashing loose from the roofing material and pull it out.
- Trim a new piece of flashing to fit the area. Make sure it fits around the dormer without gaps. Nail the top of the flashing down and use roof cement to seal the portion under the shingles.
- Replace the shingles over the dormer and trim off any excess material.
- Run a bead of caulking around the dormer to seal the opening between the dormer edge and the shingle. If necessary, smooth down the caulking with a putty knife as you work.
- Test the installation with a garden house for leaks.
