How to Write an Apartment Lease
When renting out an apartment, a lease is an essential document. The lease is a basic and mutual documented agreement between the renter and the landlord. The landlord must include every important detail in a lease and it is the renters job to review the lease carefully before signing.
- Start by typing the address and the exact location of the property being rented.
- List the cost of the rent each month. It is important that prospective tenants know how much they are going to have to pay to live in the apartment. You should also include information about any upfront fees you may charge, such as security deposits.
- State the rules of the apartment very clearly. For example, if you do not want the tenants to own any pets while renting out your apartment, you need to make that clear. You may want to allow certain pets such as small animals but disapprove of other pets. You will have to be very thorough when covering what is and is not allowed in your apartment.
- Cover information about what the tenant can do if there is an emergency within the apartment. You need to cover what the tenant should do in the event that something needs to be fixed because as the landlord, it is your responsibility to fix things that may be broken.
- Provide the tenants with detailed information of the services you perform. For example, some apartments have a weekly maid service.
- Address the lease to the person or people who are choosing to rent out the property. It is important that their name is on the lease for legal purposes.
- Sign the lease and have the tenants sign the lease as well. Make a copy for the tenants and a copy for your own records.
