Most Important Factors to Consider for Roof Ventilation

The roof of a home or building is the most important part of the structure. It keeps out the elements and protects the items housed within the building. Though the roof is the most important part of a building, it is probably the most neglected part.

If consideration, care, and ventilation is given initially for the roof, an owner can ensure the life of the roof to last 25 percent longer than a home without proper ventilation. The ventilation system must balance the air in the house. It must allow for air to come in and go out, keeping the building’s materials at a comfortable temperature.

As the temperature rises in the home or building the roof needs to allow heat to escape so the home does not overheat. As the temperatures decrease, the home needs to be able to hold and conserve heat.

When determining the initial ventilation of a roof, the standard is one square foot of venting for every 250 – 300 cubic feet of space under the roof. This may vary based on the materials used, size of the home and temperatures of the area.

If proper ventilation is installed in the home when it is built, then system will run properly for the life of the building. Having a professional install the ventilation system will ensure a lifelong roof. If the ventilation has already been installed in the building, proper maintenance is required.

The owner needs to make sure that the vents are not blocked or corroded in any way. Blockage keeps the ventilation system from working properly. An annual check of the ventilation areas should keep the system working properly for the life of your home. If repairs are needed, the owner should make these as soon as possible, as they do hinder the ventilation function.
