Refinishing a Hardwood Floor / Wood Floor Refinishing

Uncover the hidden beauty of your hardwood. How to refinish a Hardwood Floor. How to Sand wood floors Real hardwood floors are a beautiful asset and investment in your home. They not only provide a great look but they also add value to your home. Unfortunately without proper care and maintenance they can also look terrible, making your home look bad, and even old. replacement cost of a real wood floor is pretty high. Most wood floors can be sanded and refinished however this can be a challenging project for the do-it-yourselfer. It can also prove to be an expensive project if mistakes are made and it needs to be redone or worse, replaced. Refinishing a hardwood floor takes time and patience. You use heavy, messy, and loud tools that can quickly become annoying and aggrevating. This is a bad combination for a person with little patientience in a job that takes alot of it. We recommend that you leave hardwood floor refinishing to experienced professionals. Give a call to E&J; Cleaning Services for a free estimate on wood floor refinishing. Tools and Materials Tools  Drum sander Belt sander Hammer Pry bar Respirator Hearing protection Safety goggles Materials Masking tape Plastic sheets Various types of Sandpaper Stain, Sealer, polyurethane How to determine if refinishing is beneficial First, decide whether the floor needs a total refinishing job or just a recoat. Put a drop of water on the floor. If it soaks in slowly, you may be able to give a good cleaning and polishing. If the drop soaks in right away, most likely it means the wood itself is exposed and at the surface and the floor needs a complete refinishing.  If the floor is covered with some other flooring (carpet, linoleum, laminate, tile, etc) warped, deeply stained, squeaky or otherwise damaged, you'll need to make repairs first, then refinish. If you choose to refinish, keep these things in mind: Your floor needs to be at least 3/4" thick in order to do sanding. If you are not experienced in sanding floors you will more than likely remove more than is necessary therefore reducing the number of times your floor can be refinished and ultimately the life of the floor. If your floor is thinner than 3/4" we strongly recommend that you hire a professional to avoid removing too much of the flooring and sanding to the subfloor. Tongue and groove floors cannot be sanding as many times as a plank floor. Tongue and groove can only be sanded to slightly above the top part of the connection.  Some floors especially newer ones are as thin as 1/4" and can never be refinished. If your hardwood is under another type of flooring or covering the old floor have to be removed. Getting Prepared The key to successful home improvement projects is preparation and this job is certainly no exception. Take the time to get the surface cleaned and sanded properly (here's where the patience part comes in):  Remove everything from the room. Furniture, window treatments, wall hangings, anything inside of closets (if the room has one) all should be removed from the room. Even if they won't be in your way remove them trust me. Cover all light fixtures, smoke detectors, etc. in the room with a plastic bag and secure with masking tape.  Remove the shoe moulding. You can also remove the baseboards although if you aren't going to replace them its not worth the effort. Cover every opening with tape. This includes electrical outlets, light switches, and especially vent ducts. Close off the room from the rest of the house by hanging plastic sheets over any doorways. After the room is cleared of everything and all openings are covered its time to vacuum the floor. Once complete we are ready for sanding. If you have to remove other flooring If you've decided it's time to peel back the shag carpet and enjoy the wood floor underneath, remember a few important things:  Some carpet pads can be a pain to clean up. Use adhesive remover, it will make the job a little easier. Make sure that you remove all of the carpet tack strips and tacks. Pull any tacks that are still in the floor can fill all holes with wood filler before you start sanding.  Carefully remove any staples or nails to prevent damage to tools and the floor itself. If nails can't be pulled, use a nailset to sink them below the floor surface. Then fill the hole with wood filler. A resilient floor can be removed, although it may be difficult. Pull up as much as possible. Use adhesive remover to remove the flooring adhesive. If scraping is necessary (it probably will be) take care not to gouge the wood with the scraper. Sanding the Floor Properly sanding the floor will make the floor nice and level, bring back the grain, this is the most desired attribute of hardwood flooring, and help to restore that new beautiful look. Several passes with the sanding tools will be required to achieve a smooth finish. Provide ventilation while sanding and staining. An open window with a fan is a good idea, especially since the door is sealed. The drum sander is the first tool you'll use. It's not a part of most people's' tool collections, but is readily available as a rental tool and any professional floor refinisher will own at least one. If you've never used a drum sander, you may be in for some surprises. It's large and rather noisy. It's also very efficient. Drum sanders remove a lot of material very quickly. One of the most common mishaps of do-it-yourself floor refinishing is gouging the wood with the sander. A few seconds is all it takes to do the damage. Here are a few tips for using a drum sander: Start the sander while the machine is tilted back and not in contact with the floor. This will prevent you from gauging the floor before you even get started. After its up to full speed and you are comfortable and ready to go, slowly lower it to the floor surface.  Start or "practice" in an area that you know will be covered by a large piece of furniture, such as a sofa, bed, or china cabinet. That way any beginner sanding errors will be concealed. Keep it moving! it's not hard to move forward or backward, just don't let it stand still while running.  Work slowly and let the machine do the work. Moving back and forth in slow even intervals is the best way to go. Make sure you don't start and stop or sit in one spot for very long. You are removing dirt and old stain and creating a new level surface, so choose the initial sandpaper accordingly. This is a tough thing to determine, the grit you start with should be rough enough to get down deeper than the old stain is as well as low enough to level the floor out nicely.  In general you begin with a 20 to 60 grit and end with 120 or 150. You skip the 20 grit if the floor is relatively smooth. If you aren't sure if it is relatively smooth start with the 60 grit and see if it removes all the old finish.  I always recommend to start with a higher grit number and see if it gets all of the old finish off if not then get lower until it does. Afterall you can't add wood back to the floor after you sanded it off. Remember the smaller the grit number, the rougher the sandpaper and the more material it will remove. Once you have sanded the floor with the roughest grit you will use, you shouldn't have any old finish left on the floor. The floor should also be nice and level but the wood will probably still be rough. Thats because its only the first pass. You start with a coarse grit and move to finer grits as the floor begins to get smoother with each sanding.  Always use the same grit progression on all areas, whether drum, edge or hand sanding. Use a drum sander carefully. It can remove a lot of material very quickly.Edge sanding the perimeter of the room. Remember to clean the floor thoroughly after each sanding grit change. Begin sanding in the center of the room. Sand with the grain from one end of the room to the other, overlapping passes by an inch or two. Repeat the procedure on the other half of the room. Sand the entire center portion of the floor. After the main portion of the floor has been sanded with the drum sander, hand-sand or use an edge sander to sand areas where the drum sander did not reach. Use the same grit sandpaper you used with the drum sander. You may need to hand-sand or use a detail sander to reach the corners. When the entire floor is finished, vacuum, and repeat the entire process using smaller grit (larger number) sandpaper with each pass. Finish by sanding the entire floor with 120 grit sandpaper. After the last sanding, vacuum once more and wipe with a dry cloth or tack cloth. microfiber cloths work very well for this. You want to make sure you get ALL dust up at this point. Staining and/or Finishing You can at this point apply a stain to your hardwood floor if you would like it to be a different color. If you like the natural color of your floor then you will just want to apply a clear sealer. You can choose between water and oil-based products. Water based products dry much faster and take significantly less time between coats. They also don't smell anywhere near as much. Follow the directions from the stain or sealer manufacturer as each has their own instructions. You will probably need to apply more than 1 coat so wait until the floor is dry and then either screen the floor or buff so that it is slightly scratched up and apply the next coat. This helps the bonding process. After you are happy with the way the floor looks. It is very important to wait until it is completely dry before moving furniture back onto the floor. Put the shoe moulding back in place, remove all of your tape and plastic sheets and then move your furniture back in and enjoy your "new" beautiful hardwood floor. For the best look we always recommend buffing the floor. It will smooth out any bubbles or scratches in the sealer and make for a nice shine. Use a swing machine with a red buffing pad.
