pre listing real estate inspections

Stimulus for Realtors Are you interested in moving those listing? See the 13 reasons why apre-listing inspectionis a good idea. Hi, I am a local N.Y. State licensed Home Inspector, serving Delaware, Otsego, Chenango and surrounding counties. I see many new listings, but sales are still slow. I would like to suggest to you, local realtors to encourage morepre listing inspectionsfor new sellers and also to revisit the sellers whose properties have been out there for a while. I know that many of you might not see the value in a pre-listing inspection, however, let me show you how it can help to sell new listings as well as to generate interest in already listed properties. First of all, as an inspector, when I come to inspect a property for the buyer, I find many small things that could and should have been addressed prior to the listing of the property. Things like vegetation growing in the gutters, trip hazards on the sidewalks or driveways, porch railing safety hazards, caulking around siding penetrations etc., could have been easily corrected by the homeowner or by hiring a handyman for a day. The first impression says a lot, and having a potential buyer see those small deficiencies, makes the property appear un-kept and poorly maintained. 1. The first benefit of a prelisting inspection will be that the seller will become aware of the true, unbiased condition of the property. 2. The seller's perception of the value of the property will be more realistic and that will help the agent price it more aggressively - especially for today's market 3. The seller can correct at least some of the discovered conditions, so that the buyers inspector will not write them into the report. If I do the inspection, I will go back and re-inspect the corrections and I will issue a new clean report for the homeowner after the re-inspection at no extra charge. 4. Repairs made ahead of time will make homes show better. 5. Homeowner and the agent are alerted to any immediate safety issues found, before other agents and potential buyers tour the home, therefore those issues can be corrected prior to showing. I find that safety issues are usually fairly cheap to fix in order to pass the inspection. 6. For an inspector, there is nothing worse than discovering a major structural problem that could mean costly deductions at the time of closing. Almost always, those repairs could be done cheaper than the actual deduction, saving the seller a bundle. 7. By seeing the pre-listing inspection report, buyers will feel more confident that the seller is being straight forward and that there are no hidden issues. The report might relieve a prospective buyer's unfounded suspicions, before they walk away. 8. Sellers can schedule the inspections at the seller's convenience with little effort on the part of an agent. 9. Sellers can assist inspectors during the inspections, something normally not done during the buyer's inspections. 10. I can post the reports on FetchReport.com and open it up to the public with the seller's approval, this way, potential buyers can review the Move In Certified home. The listings agent's info will be included on the front page of the online report! 11. I can place an 18"x24" Pre-Inspected - MoveInCertified lawn sign, next to listing agency's For Sale sign, attracting more attention and affording the potential buyer the confidence to inquire without reservations or assumptions. Click HEREto see it. 12. A potential buyer can go online to the web site posted on the MoveInCertified sign, enter the address of the property and view the complete report 13. And ultimately, I can assure you that the $300.00 which I charge for the pre-listing General Home Inspection will save your client and possibly you, much more in potential last minute price deductions, contract renegotiations, commission cuts or the loss of a sale. It will be the best $300.00 that your clients have spent in the process of selling the house Recommend reading- article writen by a realtor http://realtytimes.com/rtpages/20071227_prelistinginspect.htm
