Problems Faced when Selling a Hoarder house
Selling a house at a good price in the market is not easy. There are as many factors that you would have to consider as there are problems that you would have to avoid. This makes finding the right buyer a challenge that can take up a lot of time.
Amidst all the problems is the one that comes with the hoarding behaviour. The severer the problem, the harder it is to get the house a good buyer.
So, what are some of the problems that you might have to face in case you decide to sell a hoarder house? Let us find that out.
1. You will need pictures
Depending on how extreme the mental condition is, the hoarder would the whole place stuffed with things that look nothing less than clutter now. With the whole space covered with things that would be better suited for trash cans, it is hard to take decent pictures of the house that would make the job of the contractor easy.
Since the interior photos are what gets the buyers interested, without them, the contractors often find it hard to attract the buyers to the house.
2. No chance of open house
If you have ever seen someone sell a house, the best trick to get many buyers interested is to call for an open house. This, however, doesn’t work when you want to sell a hoarder house. With so many things lying there right against the front door, even if somehow you plan on arranging an open house, many buyers aren’t really able to move past the entrance to have a look at the rest of the house.
More so, since most of the open houses are arranged on Saturdays, inspecting the hoarder house for the parents who are being accompanied by their kids would be tough. This would leave you the even fewer number of buyers to target.
3. Very little time
Once the city council has issued a notice, the hoarder usually gets as little as two weeks to pack up his things and vacate the premises. This is not an issue normally, but for those who suffer from hoarding disorder, it is.
To help expedite the things along, it is suggested that you help the hoarders reach out to their friends and family for support or even join the support groups where they can discuss their issues and get this to settle down for them.
It is advised that the hoarder house is sold through a real contractor if the person in question has limited funds or is unable to pay for his mortgage anymore. This will affect their ability to hire in help or stay in the house long enough to declutter it.
With the house becoming a responsibility of an investor, all the things that need fixing around will be taken care of. This way the hoarder will be able to sell the house as it without having to worry about any other thing again.
