Some builders require a fee, i.e. $50, to do each change. Some charge $50.00 up front to research how much the change will cost and then if they decide not to do it, you have recouped your expense. If they then decide to do it, the change order could be reduced by $50.00. Some add the expense into the change order item. It shouldn't take too long for the homeowner to decide not to do changes when the change is very expensive and will delay their closing.
Ask your builder for their insurance certificate. You should also ask for anyone's insurance doing work on your home, including landscapers, plumbers, electricians, HVAC, etc. Generally for Colorado the liability policy limits are a minimum of $2M General Aggregate, $2M Products-Completed Operations, $1M Personal and ADV. Workers Compensation includes $500,000. Business Automobile Liability is $1M each accident combined single limit.
Check with the builder. KEM Homes Construction does allow modifications but some builders do not.
Especially in this economy, we do let our homeowners do some of the work. Since the builder is responsible for the work through the local municipality (building permit), we do have it in writing! We put it in a change order if it is not in the contract and also have a disclaimer that the builder will not warranty that item. The owner must be made aware (in writing) that it must meet all codes and any delay in schedule will push their closing back.
Call the lender and see if they are willing to work with you by deferring payments, lowering interest rates or payments. If you do not make any arrangements, they will repossess your vehicle.
Most HOA's are set up in a new neighborhood and when residents move in, they are given all the partinent information on the HOA. The fees are determined by the expenses the HOA has. i.e, landscaping, irrigation, maintenance. Some also do snow removal, mowing, painting, roof repair, etc. The HOA is run by the home owners in that neighborhood.

The fee paid by each home depends on the expenses of that HOA, i.e., snow removal, landscaping, irrigation, maintenance, etc. Some HOAs are set up to pay monthly and others pay yearly.
In a condo you own the space and in a town home you own the land underneath and sky above. To find out who takes care of the exterior, roofing, walls, etc. you want to specifically check the HOA/building insurance policy to see what is covered and what is not. This will help you and your insurance agent to get the best coverage you need.
Due to the economy, most people are scaling back and buying a lesser expensive smaller house than they can afford. Interest rates are very low so it is a good time to buy.
Ask for the builder's license in that city (check with the city/county building/licensing department) and ask for his certificate of insurance. Is he a member of the local home builders association? Does he have a warranty program? Check references. Check with homeowners whose homes he has built in the past.
A licensed builder will have the knowledge, schooling, & experience needed to obtain the license. What is the unlicensed person trying to hide? Why doesn't he have a license? Buyer beware.
A reputable home builder will be licensed, build a quality home on a timely basis and not cut corners, hire quality subcontractors, have excellent customer service and have a warranty program.
Most builders are general contractors and hire subcontractors in their specialties like plumbing, electrical, & mechanical as most require schooling and licensing in their field.
Normally the age is around 2 for the first haircut. Make sure the child understands it will not hurt when the hair is cut.

Normally to have a bedroom in a basement, you need an egress window. Check with your local municipality for permits and local codes. Hire a reputable licensed contractor.
I agree that she should have been more upfront with you from the beginning if she did not want to work for you. It is better to know now before she starts watching your child then to find out later. She might have taken it out on your child. Keep asking questions and check references!
