Repairing a Concrete Foundation
Whenever it comes to foundations, concrete is the most common because it is the strongest. Nevertheless, these foundations can still develop problems over time due to settling. Whenever this happens, there are two main repairs that may need to be made: leaks and cracks.
Things You'll Need
- Pre-mixed cement plaster
- Foundation tar
- A flat trowel
- A shovel
Repairing Leaks
- Look at the leak and decide whether or not you can live with it. Since this is a difficult and time-consuming repair, if you are able to live with the problem, don't try to repair it.
- If you cannot live with the problem, use a shovel to dig a large trench along the side of the foundation that has the leak. Make sure that the trench reaches all the way to the bottom of your foundation and that it is wide enough for you to climb inside of it. At the same time, you will want to maintain a shallow angle for the trench walls so that it does not cave in, slump or collapse.
- If the foundation is blocks or bricks, you will need to prepare the pre-mixed cement plaster. Climb into the trench and use a flat trowel to put a thick, even coat of pre-mixed cement along the entire leaky wall. Leave the trench open for 2 to 3 days so that it can dry and settle.
- Once the plaster dries, or if you have a completely cement foundation, use a trowel to apply a layer of foundation tar. Allow 2 to 3 days for it to dry.
Repairing Cracks
- Look at the crack. If it is more than 1 inch wide, you probably have serious structure problems with your house and thus need to call a professional. Otherwise, you can correct the problem yourself.
- Place pre-mixed cement plaster into the crack. Pack it in there tightly; making sure that no more can possibly fit inside. Use a flat trowel to smooth over the crack.
- Wait 2 to 3 days for the cement to dry.
- Keep an eye on the crack. If it is still continuing to grow, call a professional.
